Joel H. St. John, MAI, CCIM, R/W-AC | Director
Joel St. John serves as a Director at O’Brien Right of Way Valuation in Fort Worth. His primary focus is right-of-way valuation concerning electrical transmission easements. Roadway projects, pipeline and municipal easements are other frequent assignments. He covers a variety of commercial real estate appraisal needs for state agencies, utility companies, municipalities, attorneys, property owners and right-of-way providers. He has appraised over $1.6 billion dollars of commercial real estate since 2005.
Mr. St. John has been a broker, panel speaker, guest lecturer and provided courtroom testimony. As an appraiser he developed expertise for a wide range of property types for a diverse client base. He also has several years of experience as a broker. In this role he worked with national corporate tenants, developers, 1031 investors and owner-users. Mr. St. John understands the critical components of real estate and listens to client’s needs. This allows him to provide expert advice so that clients can make informed real estate decisions.
He wrote “Net Lease Concepts” in 2009 utilized by MGMiller Valuations as part of all net lease appraisals. In 2020 JLL published an article written by Mr. St. John titled “Commercial Real Estate in the Permian Basin”.
Prior to joining O’Brien Right of Way Valuation in 2020, Mr. St. John was part of JLL’s Tenant Representation team. Prior to his brokerage work at JLL, he was part of JLL’s Right-of-Way Valuation Group. JLL acquired the DFW offices of Integra Realty Resources where Mr. St. John served as a Director since February 2015. Prior he was with Colliers International Valuation & Advisory Service which had acquired MGMiller Valuations in October 2014. MGMiller Valuations was the largest appraisal group in the Mid-Atlantic. The group performed commercial, residential, agricultural, LITHC and HUD valuation. Mr. St. John joined MGMiller in the spring of 2005.
